A New Season
September always feels like a natural turning point.
Summer begins to soften, routines start to return, school calendars fill up, and many of us begin thinking about what needs our attention before the year starts moving too quickly again.
This September feels especially meaningful for me personally, as our family steps into a beautiful new chapter.
It is a season of new routines, new priorities, and gentle reminders that planning ahead does not mean having every answer. Sometimes it simply means creating enough support, clarity, and steadiness to move into the next chapter with confidence.

Growing Together
Welcome, Ancia Ellis
We are overjoyed to officially welcome beautiful little Ancia Ellis.
As we settle into these first precious weeks together, I will be adjusting my day-to-day availability so I can be fully present with Ancia while still staying connected to the business and the clients who trust us.
Cultivate + Evolve Financial remains open and available Monday through Friday. Madeline continues to support clients, answer questions, and help keep files moving smoothly. Andrew continues to support our marketing, website, communications, and client care.

We also have trusted broker colleagues available behind the scenes when additional support is needed. I will still be keeping an eye on things and staying connected where needed, but this is also a very special time for me to slow down, recover, and enjoy these early days with our baby girl.
And of course, Tawny deserves a very important shout-out. She has embraced her role as big sister beautifully already, keeping close watch over both me and baby Ancia with all the love, loyalty, and gentle supervision we could ask for.
Business will continue as usual, just with a little more baby excitement happening in the background. Thank you for being part of this next chapter with us.

What We’ve Been Talking About
Fall Planning, Lender Strategy & Life Admin
Over the past few weeks, we have been talking a lot about planning ahead. Not just with mortgages, but with the bigger pieces of homeownership and financial life that are easy to put off.
Not all lenders are the same. Big banks, credit unions, monoline lenders, alternative lenders, and private lenders can all have different policies, products, timelines, and ways of reviewing a file. The best mortgage is not always the one with the lowest advertised rate. It is about matching your mortgage strategy to your actual life.
Purchase Plus Improvements. If you find a home you love but it needs some work, this type of mortgage may allow eligible improvements to be included as part of the financing. The details matter, including quotes, documentation, lender requirements, and completion timelines.

September reset: get your life admin together. Fall is a good time to review the small but important things that tend to get pushed aside: home insurance, beneficiaries, your credit report, emergency savings, subscriptions, upcoming home expenses, renewal timelines, debt, cash flow, and property tax or strata changes.
You do not need to tackle everything at once. Choosing one thing to move forward can create a lot more clarity heading into the next season.

Bank of Canada Update
Another Hold, But Not the Whole Story
The Bank of Canada held its overnight rate at 2.25% at its September 2nd meeting, marking another rate announcement with no change.
The decision to hold reflects the Bank’s view that the current policy rate remains appropriate while it assesses how previous rate adjustments are affecting household spending, economic growth, and inflation. While the Canadian economy has shown signs of improvement, uncertainty remains. Inflation has been hovering around 3%, largely due to higher energy prices, while ongoing trade and geopolitical pressures continue to influence the outlook.
For mortgage holders, the important takeaway is that a Bank of Canada hold does not necessarily mean all mortgage rates will remain unchanged. Variable rates are closely connected to the Bank of Canada’s policy rate, while fixed mortgage rates are influenced more heavily by the bond market, where yields have recently moved higher.
This is where looking beyond the headline rate becomes important.
The Bank’s next scheduled interest rate announcement is October 29th. Until then, economic data, including inflation, employment, consumer spending, and housing activity, will continue to influence expectations for the next decision.
There is rarely one right answer for everyone. Our role is to help you understand the numbers, consider the alternatives, and choose a strategy that aligns with your goals, cash flow, and comfort level. A Little Perspective
Values, Awareness & the Bigger Picture
A new season has a way of making us take stock of where we are, what matters to us, and where we want to go next.
One of the things I come back to often, both in coaching and in my own life, is the importance of making decisions that are aligned with our values. That applies to our relationships, our careers, our families, and absolutely to our finances.
Financial awareness is not simply about knowing what is in your bank account or getting the best interest rate. It is understanding what you are working toward and making intentional choices with your money that support the life you actually want to build.
Sometimes that means growing and investing, and other times it means simplifying, creating more flexibility, or giving yourself permission to prioritize something other than the numbers.
I am also being reminded that we do not have to navigate every chapter alone. There is tremendous value in accepting help, working as a team, and surrounding ourselves with people who bring different expertise and perspectives to the table.
Whether that is within a family, a business, a coaching relationship, or alongside your mortgage broker, financial planner, accountant, lawyer, or other trusted professionals, collaboration can help us make more informed decisions while keeping the bigger picture in focus.
As we head into fall, perhaps it is a good time to ask yourself: does the way I am spending my time, energy, and money reflect what matters most to me right now? The answer does not have to be perfect. Sometimes simply becoming more aware is where meaningful change begins.

Fall can be such a great time to reassess and reset. As we enjoy this last week of summer, I hope you find some time to unwind, soak up the sunshine, and connect with family and friends.
As I step into this new chapter of motherhood, I am finding myself reassessing a few things too: how I spend my time, where I put my energy, and what matters most in this next season. Any tips and tricks are always welcome.
For now, I will be soaking up the long walks with the baby and Tawny, sunshine, time outdoors, and these slower moments with friends and family.
Whatever this next season holds for you, know that our team is here to help guide you through all of life’s chapters.
