01 / A note from Catherine

A Season for Perspective

It's hard to believe we're already heading into November! The leaves are falling, the days are getting shorter, and another year seems to be flying by. This time of year always gives me an opportunity to reflect on how much can change in such a short period of time.

Life has certainly looked a little different around here these past few months! Ancia is growing so quickly, and we're now being treated to lots of smiles, giggles, and laughter. Our days are filled with long walks with her big sister Tawny, plenty of snuggles, and all those little moments that remind me just how special this chapter is. She's also getting quite the education in mortgages already, so perhaps we have a future mortgage professional in the making!

As we settle into this new season, I also want to take a moment to say thank you. The kindness, encouragement, and support you've shown our family and the Cultivate + Evolve team have meant so much. I'm incredibly grateful for the wonderful community we've built and the opportunity to continue being part of your financial journeys.

In this month's newsletter, we're sharing some important reminders about protecting your financial information, answering a few of the mortgage questions we've been hearing lately, and offering some perspective on what's happening in the market.

My hope is that these insights help you feel a little more informed and confident as you navigate your own next chapter. Whether you're considering a change, planning for the future, or simply enjoying where you are right now, we're always here to support you.

Wishing you and your loved ones a wonderful start to November!

Warmly,
Catherine

Fraudsters Are Getting Smarter

Fraudsters Are Getting Smarter

Two fraud attempts in two weeks. One compromised credit card, one incredibly convincing phone call, and a reminder that even those of us who work in finance can be caught off guard.

I am sharing what happened, what made the second attempt so believable, and a few simple precautions worth remembering. Financial well-being is not only about building and managing what you have. It is also about protecting it.

Your Mortgage Questions Answered

Your Mortgage Questions Answered

The questions we hear from clients often start with a rate, but they rarely end there. What happens if I take parental leave? Can I qualify after becoming self-employed? Should I choose fixed or variable? Can I pay down my mortgage faster without giving up flexibility?

We have brought together seven common questions and Catherine's practical answers, from qualifying for a mortgage during life changes to considering home equity options in retirement. Because the right strategy begins with understanding the choices available to you.

04 / Bank of Canada update

Rates Rise to 2.50%. What Now?

Rates Rise to 2.50%. What Now?

On October 28, the Bank of Canada raised its overnight policy rate by 0.25 percentage points, from 2.25% to 2.50%. The Bank pointed to persistent inflation pressures, higher energy costs, and an economy that has been more resilient than expected.

For variable-rate mortgage holders, the change will generally affect the mortgage rate when lenders adjust their prime rates. Adjustable-payment mortgages may see higher payments; with fixed-payment variable mortgages, more of each payment may go toward interest rather than principal. Existing fixed-rate mortgages do not change immediately because of the announcement.

Does that mean you should lock in? Not necessarily. One announcement does not automatically mean your strategy needs to change. Your lender's conversion rules, current mortgage terms, cash flow, and plans all matter.

The next scheduled Bank of Canada rate announcement is December 9, 2026. If the latest change has you wondering about your options, we are always happy to review the numbers together.

Beyond the Headlines: Insights From Madeline

Interest rates make the headlines, but Canada's housing outlook is influenced by much more. Madeline recently attended an industry conference and brought back some interesting perspectives on slower population growth, regional home-price differences, and the possibility of market stabilization in 2027.

These are forecasts rather than guarantees, and there is no single national story that describes every market. We unpack the key takeaways and what they could mean for homeowners and buyers planning ahead.

First National: Beyond the Big Banks

First National: Beyond the Big Banks

Not every great mortgage comes from a traditional bank. When your broker recommends a lender you do not recognize, it is natural to have questions.

First National is one of Canada's major non-bank mortgage lenders, offering residential mortgages through the broker channel. From prepayment privileges and portability to online account management and the fine print around penalties, there is plenty worth understanding beyond the advertised interest rate.

Our first Lender in Focus feature takes a closer look at what First National offers and the questions to ask before choosing a mortgage.

Local Spotlight: Matta Plumbing & Gas Services

This month we are delighted to highlight Matt and Madison Albrecht, friends and clients of Catherine and the family behind Matta Plumbing & Gas Services, serving Kelowna and the Central Okanagan.

Their approach is rooted in a simple idea: treat every project with the same care you would bring to your own home. As a family-owned business providing plumbing and heating solutions, they value reliable service, community connections, and building lasting relationships.

We love seeing local families supporting other local families, and we are happy to give them a well-deserved shout-out.

08 / A little perspective

Confidence Isn't Knowing Everything

We often think confidence comes from having the answers. The older I get, the more I realize that it can just as easily come from being willing to ask questions.

That might mean pausing when a phone call does not feel quite right, asking your mortgage broker to explain a feature you do not understand, or leaning on someone with expertise when life throws you something unexpected.

There is strength in saying, "I want to understand this better." And there is tremendous value in surrounding ourselves with people who are willing to share what they know, listen carefully, and help us see the bigger picture.

As we head toward the end of another year, perhaps the goal is not to have everything figured out. Perhaps it is to stay curious, trust our instincts, and make our next decision a little more thoughtfully than the last.

As the weather cools and our routines settle into fall, I hope you find a little time for the things that make you feel grounded: a walk outside, a good conversation, and moments with the people who matter to you.

I am grateful for the team around me and for your continued trust. Whether you have a renewal coming up, a home purchase on your mind, or a question about what today's mortgage landscape means for you, Cultivate + Evolve is here to help.

Thank you for being part of our community. Wishing you a warm and wonderful November.
